As long-time property managers in Las Vegas, we’ve seen it all  -  from overgrown yards that brought in city and HOA fines, to tenants who didn’t realize they were responsible for adjusting irrigation timers with the seasons. If you’re renting a home in Las Vegas, spring is your sign to double-check a few things  -  because weed season is officially here.

Whether you’re new to the area or a long-time resident, it’s important to understand your responsibilities as a tenant when it comes to exterior maintenance. Let’s break down what you need to know to stay in good standing with your landlord, the city, your neighbors, and the HOA.



Why Weed Season Matters

As the temperatures rise in Southern Nevada, so do weed growth - and so do inspections. Both HOA patrols and city inspectors are actively monitoring properties for landscaping violations.

Many neighborhoods  -  especially those with homeowner associations  -  have strict landscaping rules. That means:

  • No overgrown weeds

  • No dead patches

  • No debris or neglected yards

  • Timers must align with local watering restrictions

If landscaping issues aren’t addressed quickly, HOAs may issue warnings or even fine the property owner  -  and that usually leads to a very unhappy landlord. 



Tenant Landscaping Responsibilities

Each lease may vary slightly, but in many Las Vegas single-family rentals, landscaping and weed control are tenant responsibilities. That includes:

  • Regular weeding (front and back yard)

  • Keeping rocks, gravel, or turf clean and debris-free

  • Maintaining bushes, plants, and trees within guidelines

  • Adjusting irrigation timers as the season changes

  • Notifying property management if any irrigation or system issues occur

Ignoring these responsibilities can lead to HOA notices, fees, or even lease violations  -  so a little seasonal upkeep goes a long way.



Don’t Forget: New Watering Schedule Starts May 1

In Las Vegas, the Southern Nevada Water Authority (SNWA) mandates specific watering schedules depending on the month. And beginning May 1, sprinkler and drip irrigation is permitted up to six days per week, provided they adhere to recommended frequencies and avoid water waste.

SNWA fines may apply for violations, and it’s up to tenants to make sure they’re following the rules. If you’re not sure how to adjust your irrigation timer, contact your landlord or property manager before May 1.



Common Mistakes Tenants Make in Spring

From our experience, here are the top avoidable issues we see every spring:

  • Not pulling weeds early  -  They grow fast and become harder to remove.

  • Forgetting to adjust timers  -  This can result in dead grass or water fines.

  • Letting city or HOA notices pile up - Tenants might dismiss the first warning, but they can escalate fast and lead to costly consequences.

  • Throwing trash or yard waste in the wrong bin  -  Yes, even this is a violation in some areas.

It’s much easier (and cheaper) to stay ahead than to clean up after the fact.



What If You’re Unsure About Your Responsibilities?

Always refer to your lease agreement. If landscaping is your duty, it will be clearly stated. If you’re not sure, reach out to your property management company  -  we’re here to help.
